SIPS Eco Panels was engaged by the client and Q Build to design and engineer the structural system for this remote coastal home — built to thrive in a challenging yet beautiful island environment.
These high-performance components were pre-fabricated and transported by ferry to the island, demonstrating how adaptable our offsite construction system is, even in remote locations.

As soon as you step inside, you’re greeted by panoramic views of the sea and Holy Isle, framed by Crittall-style glazing that floods the open-plan living spaces with natural light.
Bi-folding doors seamlessly merge the interior with the outdoor terrace, offering a unique sense of tranquillity that captures the essence of island living.
Inside, design and performance work hand in hand. The SIPs structure, combined with underfloor heating and an air source heat pump, creates a space that is both luxurious and energy-efficient — maintaining warmth, quiet, and comfort year-round.
Elegant touches such as Listone Giordano flooring from Millers 1893, Officina Nicolazzi brass fittings, and a bespoke kitchen featuring bronze Armac Martin handles and antique brass lighting, elevate this home to a level of bespoke craftsmanship rarely seen.
Externally, Cedral Composite Cladding, a zinc roof, and traditional dry stone walling create a timeless aesthetic that harmonises perfectly with the rugged coastal landscape.
Extensive open-plan glazing on the ground floor necessitated enhanced load-bearing design and control of cold bridging.
Our engineering team ensured that as much steelwork as possible remained within the thermal envelope, maintaining superior insulation and air tightness. The result is a home that performs as beautifully as it looks.
